Forte d'une expérience incontestée dans la gestion de centres commerciaux et d'immeubles de bureaux d'envergure, Unibail-Rodamco-Westfield réinvente le quotidien de l'entreprise et de ses collaborateurs à travers ses projets.
Quelle est votre vision du métier, dans sa complexité et les mutations qu'il connaît ?
Dans un contexte où l'avènement des nouvelles technologies de l'information devient un puissant catalyseur du changement, où les organisations se réinventent en permanence et où apparait un nouveau rapport à l'employeur au sein des entreprises, les immeubles de bureaux seront plus que jamais une affaire d'humain.
L'immeuble de bureaux doit alors créer les conditions d'une nouvelle expérience de travail, en misant sur la conception de nouveaux espaces plus inspirants, qui résonnent avec le modèle organisationnel de l'entreprise. L'entreprise qui encourage de plus en plus la liberté d'initiative collective et individuelle, qui nourrit l'engagement et l'accomplissement des collaborateurs et cherche à « ré-humaniser » la vie au travail.
L'espace de travail est vu désormais par l'entreprise comme un outil de management, un booster de co-création et d'innovation dans lequel il est nécessaire d'insuffler de l'intelligence.
Comment concevez-vous un projet en y injectant le maximum d'intelligence ?
Il ne s'agit plus d'attirer ou de retenir les talents, mais surtout d'inspirer pour favoriser l'engagement de tout un écosystème. Nous imaginons des bureaux nés d'une réflexion sur les nouveaux comportements et attentes des collaborateurs de demain. Avec Trinity, à l'ère du nomadisme, du télétravail et du flex-office nous repensons la notion même de la tour de bureaux, qui dessine un nouvel art de vivre au travail. Les espaces deviennent des points de rencontre naturels, ouverts, vecteurs d'identité collective. La tour libérée de la contrainte de son noyau s'ouvre à la ville en plaçant pour la première fois ses ascenseurs en façade.
Dans la phase de réflexion amont, nous tirons profit des retours d'expérience de nos utilisateurs pour imaginer un immeuble au plus près de leurs attentes. Nous créons des équipes projet pluridisciplinaires que l'on pousse à se challenger pour créer un immeuble référent et pensé pour l'avenir.
Avec L'architecte de Trinity, Jean-Luc Crochon, nous avons su tirer parti de l'intégration particulièrement contrainte du projet, pour repenser la programmation des services dans des espaces inédits. Aussi érigée sur des voies de circulation, Trinity est plus qu'une tour : c'est une véritable couture urbaine. Son lobby est conçu comme un socle vivant qui participe pleinement à la dynamique de la tour. Il s'insère parfaitement dans son environnement pour devenir le prolongement naturel de la dalle de La Défense.
Dès sa conception, nous anticipons la réversibilité de l'immeuble pour permettre l'intégration de technologies capables de s'adapter aux attentes de l'utilisateur. Ainsi l'intelligence de l'immeuble n'engendrera aucun surcoût.
Finalement, quelle(s) définition(s) pourrait-on donner à un immeuble intelligent ?
C'est un immeuble qui anticipe les besoins de demain et dépasse les contraintes. En cela, il devient agile et vivant, il évolue avec l'écosystème qu'il abrite. Avec des durées d'engagements locatifs longs, l'immeuble doit être une réponse permanente aux attentes des utilisateurs et évoluer avec ses occupants. Ainsi, les plateaux de Trinity disposent de mesures conservatoires et du dimensionnement technique nécessaire pour être surdensifiés (env 1p?/?7m² SUBL2). Aussi, le Business Center au 25ème étage de la tour est modulable au gré des besoins : auditorium le temps d'une conférence, ou rooftop inédit pour célébrer des évènements de la vie de l'entreprise. Les salles de réunion suspendues, véritables ruches créatives peuvent, elles, devenir des cuisines. La réversibilité et la mixité d'usages sont donc partout, permettant à l'utilisateur de s'approprier pleinement et durablement Trinity.

Au cœur de La Défense, Trinity est d'abord une tour à vivre. Dialoguant avec l'extérieur, animée par ceux qui l'occupent, Trinity réinvente l'environnement ouvert. Décloisonnée et inspirante pour ses occupants, la façade entièrement vitrée de Trinity est rythmée par le mouvement des ascenseurs panoramiques qui révèlent l'effervescence de sa vie intérieure. Une alternance de terrasses et loggias à tous les étages, un sky lobby et un Business Center en rooftop permettent aux utilisateurs de s'aérer l'esprit et offrent des vues imprenables sur la ville. Trinity stimule l'épanouissement individuel et l'intelligence collective.

Trinity est entièrement pensée pour intégrer les nouveaux usages dans son organisation. Les circulations sont pensées comme des lieux de vie à part entière : parfaitement intégrées aux espaces de travail, elles fluidifient et encouragent la communication entre les collaborateurs. Au sommet de la tour, six étages fusionnent en trois duplex. Une configuration inédite pensée pour favoriser les interactions et l'échange de connaissances. Trinity a fait le choix de matériaux tels que le bois et d'un design chaleureux et domestique pour recréer des conditions de vie d'un « chez soi augmenté ».

Des modules de quatre étages permettent à l'entreprise de s'organiser autour de plus petites unités, à échelle humaine. Trinity met à la disposition des utilisateurs l'application Workwell® : plateforme ouverte pour connecter les utilisateurs à leur écosystème. Enrichir le quotidien, gagner en efficacité mais surtout se faciliter la vie ! Côté restauration, Trinity s'adapte à toutes les envies quel que soit le moment de la journée. Six espaces alternatifs ont été imaginés et créés comme de véritables lieux de vie. 500 m² de commerces accessibles à tous s'installent en pied de tour pour enrichir l'offre de service.
Au 25e étage de la tour, le Wellness Center permet de s'accorder une pause au sein d'un espace inédit dédié à la remise en forme. Un lieu conçu pour se détendre, se régénérer ou faire du sport tout en profitant de vues imprenables sur Paris et La Défense.

En créant une dalle fertile de plus de 3 500 m² d'espaces publics au cœur de La Défense, Trinity abrite près de 60 essences d'arbres différentes. À tous les étages, des arbres de pleine terre sur les balcons et terrasses confèrent aux utilisateurs de véritables moments de respiration sur près de 1 500 m². Trinity innove au service de l'environnement.

Construite ex nihilo, enjambant les voies de circulation, Trinity est un projet urbain ambitieux. Elle crée un lien physique largement végétalisé qui reconnecte la ville et les idées, l'humain et la nature.
La tour Trinity élève ses services et fait vivre de nouvelles expériences aux collaborateurs.
